Maiden edition of Ghana-Diaspora Home Purchase Expo 2024 takes off tomorrow

Everything is set for the first Ghana-Diaspora Home Purchase Expo 2024, which is to take place on December 12th and 13th, 2024 in the British Council Hall from 12 noon to 6 p.m.

At Expo, Ghanaer and other Africans in the diaspora and the local actors in the real estate industry, financial institutions with mortgage institutions, insurance companies and expert lawyer for real estate investments will offer, among others, in the sector.

With Nilex Properties as a headline sponsor, Expo will also attract officials from the national fire brigade, the Environmental Protection Agency (EPA) and tax experts.

In addition to the headliner sponsor, other real estate developers would also be an exhibition of their lands, which are sufficient, among other things, of high luxury apartments, inexpensive houses and townhouses. With the theme “Our Homes, Our Investments, Our Legacy,” the expo aims to ensure that Ghanaians and other members of the diaspora who are planning to settle or own property in Ghana interact with industry players under one roof.

The event also aims to showcase the country’s various construction projects and investment opportunities.

Speaking to reporters ahead of the event, expo chief organizer Alex Osei-Owusu explained that attendees will be taught all the finer details one needs to know before owning a property in the real estate sector.

For example, he said that firefighters would take the opportunity to brief attendees on what to do in an emergency in a condominium.​​

“They will be taught what to do in emergency situations and what security services will do to ensure the safety of residents. “There will also be a legal presentation by a law firm that will address the implications of acquiring housing for business and what you should do after your ownership expires, among other things,” Mr. Osei-Owusu explained.

On the tax implications of a property purchase, he added that tax experts would be available to guide participants through the expectations, especially on the income to be generated.

He also explained in detail why property owners must ensure that their properties are insured against any disaster or unfortunate event.

“Insurance is a big deal, especially against all natural disasters like fire, flood, earthquake, collapse as well as burglary and others,” he stressed.

Mr. Osei-Owusu, who is also the Legal Director of HTS Constructions, stressed on the type of policies that need to be taken to protect a property. He was excited that despite the event being its first edition, the enthusiasm it generated among exhibitors and attendees was impressive.

“This is the first program and the enthusiasm it generated among exhibitors and attendees is an indication that there is a huge market for Ghanaians in the diaspora to participate in this model of real estate investment in Ghana,” he added.

Mr. Osei-Owusu informed Ghanaians in the diaspora that the past where they were advised to invest in building a house is now gone, the discussion now is, “If you have money, buy a flat or a house instead of building.”

Explaining some of the disadvantages of investing in building a house, he explained that the dangers of multiple land sales, land guard activities and even the risk of relatives wasting the money sent are high.

Mr. Osei-Owusu touched on the subject, explaining that it would be particularly beneficial for other citizens to buy apartments in Ghana.

“For non-Ghanaians in the diaspora, owning a piece of land or an apartment in Ghana also has a non-economic value because now you have an address and therefore you now belong to the motherland and you have assets. “That is why we have the motto ‘Our homes, our investments, our heritage’,” Mr Osei-Owusu further explained.

For his part, the Managing Director of Nilex Properties, Nilesh More, assured that the diaspora residents would be guaranteed housing of the same standard as those found anywhere in the world.

He said investors should enjoy the same comfort in the apartments they would buy in Ghana as in the apartments they lived in Europe.

Mr More believed that the diaspora residents would not only buy land or apartments at the Expo, “but they would also be reassured about the legal aspects and everything that investors have to expect.”

He assured investors that investing in apartments in Ghana was good because the returns were high, adding, “When someone invests in an apartment, they get eight to ten percent return.”aking it look like readable English.
